We check the record before we draft
Every order includes a review of your property's title record — so the deed we prepare matches how the county actually sees your property.
What we verify
- Current owner and exact vesting, word for word
- The legal description from your prior recorded deed
- Open security deeds and liens visible of record
- Name mismatches that would bounce at the clerk's counter
Why it matters
A deed drafted from memory gets rejected — or worse, recorded wrong. A recorded mistake means a corrective deed, another round of signatures, and another trip through the clerk's queue. The review catches it before it's permanent.
The honest note
This is a record review, not title insurance. We confirm what the county record shows; we don't insure against defects that aren't on record. If your transfer needs title insurance, we'll tell you — and point you to a closing attorney.
