Common questions about the $29 deed copy service

Is this a certified copy?
No — this is a plain digital copy of the recorded deed (the same scanned image the county holds, including the recording stamp). For most needs — records, disputes over names, prep for a refinance conversation — a plain copy is all you need. If a court, lender, or title insurer specifically requires a certified copy with the clerk’s seal, that comes from the county Clerk of Superior Court; our free guide shows how to order one.
Can't I find my deed myself for free?
Often, yes — Georgia’s statewide index at GSCCCA.org covers records from 1990 forward, and we publish a free step-by-step guide. People order from us when the search comes up empty, the property changed hands before 1990, the owner name is indexed differently than expected, or they simply don’t want to create accounts and dig through indexes. For $29, a title examiner who searches these records every day does it for you.
